Since purchasing a house is such a large financial investment, it is very important to take the time to think about what features and amenities are important to you in a house. While your budget will be a big factor in what type of home you can afford to buy, making a list of things that you must have in your home, along with a list of things that you would like to have, will make it much easier to narrow down your choices.

Lifestyle should be considered when deciding what kind of home you would like, and what features are important. Some people enjoy having a large yard where they can garden or enjoy spending time outdoors, while others find a yard to be too much work to take care of. If you do a lot of work at home, you may need a home office. Likewise, if you enjoy cooking on a regular basis, a nice kitchen will probably be high on your list of priorities. Focusing on your lifestyle will also give you a better idea of what type of home is best for you- a single family, condo, or town home.

Don’t discount location when looking for a home. One major factor to consider is your daily commute. A house may seem perfect for you in every way, but a long commute can quickly become an unpleasant hassle. In addition to your commute, make sure that the location where you are looking for homes is close to the stores, banks, schools, medical facilities, and recreational activities that you enjoy.

After you make a list that outlines the features, amenities, and locations that  are important to you in a home, be sure to sure this information with your real estate agent. Your agent will work on your behalf to find properties that fit within your budget and also meet your desires as closely as possible. While you may not find a home that has everything on your wish-list and is also in your budget, you and your real estate agent will most likely be successful in finding a home that has your must-haves.
